BOX GUTTER LEAK AND RESULTANT DAMAGES CLAIM

ASSESSMENT

Black Bird Construction was contacted by the client’s insurance company to assess and conduct repair work. An assessment took place at the client’s property in Bellville, where various items were inspected and a quotation was then generated and accepted by the insurer and client. Below is a breakdown of what transpired during the claim and excerpts of the assessor’s findings have been included as a means to explain the various building work required to repair the damages. The scope of work has also been included along with photos of the damages before and after the repairs were completed. REPORT

Damage Report:

  • We were appointed by the client to conduct repairs to the roofing structures of the home. This included the affected area relating to this claim. The waterproofing was decorated and amended where necessary and the roof sheets were thoroughly painted with a water sealing application. Besides these repairs, various other components were repaired and addressed on the main roof at the property.
  • All of the issues the tenant mentioned to us while the repairs were being conducted were resolved. It was during the time of the heavy rains we experienced here in CT during July’s storms that the ceiling got damaged. After returning to the property to assess the issues it was more than apparent that the water had filled into the gutters to the point that they had overflowed.
  • There is no other possible way that the rainwater could have entered the roof cavity. There are no obstructions on the roof, no opening, or damages to the sheets either.
  Resultant Damages:

  • Due to the sheer quantity of the rainfall, the box gutter running along the roof simply could not handle the amount of water pouring into it. This water subsequently pooled over the gutter and leaked into the roof cavity-causing damages to the kitchen ceilings.
  • The ceilings have been badly damaged and will need to be replaced.
  • Once replaced they will require a skimmed plaster finish to be allied.
  • Thereafter, prep work, priming and paint will need to be applied.
 

 

SCOPE OF WORKS

BELOW IS A BREAKDOWN OF THE REPAIR WORK CONDUCTED TO THE RESULTANT DAMAGES AT THE AFFECTED PROPERTY:

Repairs to ceiling (Brandering/repairs):
  • Remove existing ceilings boards.
  • Rework ceiling substructure and brandering.
  • Ensure that the ceiling is level before skimming.
Repairs to ceiling (Rhinoboard replacement):
  • Supply and fit new ceiling boards.
Repairs to ceiling (Skim plaster):
  • Apply skimplaster to newly installed ceilings.
  • Prep for paint application.
Electrician:
  • Call out for electrician to remove light fittings and return to site to refit light fittings.
  • Test all fittings in affected area thoroughly
Paintwork to ceilings & cornices:
  • Fill, sand and prep ceilings thoroughly before paint application.
  • Supply and apply priming coat to newly skim-plastered ceiling and cornices.
  • Apply white PVA paint to the ceiling and cornices.
  • Ceiling to be painted from end to end.
Rubble removal | Site clearance:
  • Clean and clear all rubble from site.
  • Ensure that the client’s property is left in a clean and orderly manner before vacating entirely from the site.
