BURST GEYSER AND RESULTANT DAMAGES CLAIM

ASSESSMENT

Black Bird Construction was contacted by the client’s insurance company to assess and conduct repair work. An assessment took place at the client’s property in Paternoster, where various items were inspected and a quotation was then generated and accepted by the insurer and client. Below is a breakdown of what transpired during the claim and excerpts of the assessor’s findings have been included as a means to explain the various building work required to repair the damages. The scope of work has also been included along with photos of the damages before and after the repairs were completed. REPORT

Damage Report: A burst geyser emitted a large quantity of water that spread along the top of the bathroom ceiling boards leading to the boards to soak and stain. A full breakdown of these damages has been provided below:  

Resultant Damages: Ceilings & cornices:

  • The bathroom ceiling is damaged due to the burst geyser.
  • 14M2 worth of ceiling boards and the entirety of the cornices running along the edge of the ceiling must be removed and replaced.
  • The ceiling boards will need to be skimmed once the new ceilings have been installed.
  • Once skimmed the cornices can be fitted.
  • The bathroom frame and door will need to be repainted due the water bleeding onto them.
  • The bedroom carpet at the bathroom door has water stains and will need to be cleaned.

Walls:

  • The walls have been affected by moisture that entered inside the home.
  • This includes drip marks from above as well as water logging below which I feel will definitely lead to latent damages at a later date.
  • I think it’s important that a contingency plan is put in place for these possible issues occurring at a later date.

 

 

 

SCOPE OF WORKS

BELOW IS A BREAKDOWN OF THE REPAIR WORK CONDUCTED TO THE RESULTANT DAMAGES AT THE AFFECTED PROPERTY:

Repairs to ceiling (Brandering/repairs):
  • Remove existing ceilings boards.
  • Rework ceiling substructure and brandering.
  • Ensure that the ceiling is level before skimming.
Repairs to ceiling (Rhinoboard replacement):
  • Supply and fit new ceiling boards.
Cornice repairs:
  • Supply and fit new cornice to affected area.
Repairs to ceiling (Skim plaster):
  • Apply skimplaster to newly installed ceilings.
  • Prep for paint application.
Isotherm:
  • Supply and fit Isotherm above new ceiling boards.
Electrician:
  • Call out for electrician to remove light fittings and return to site to refit light fittings.
  • Test all fittings in affected area thoroughly. This also includes all other electrical points such as the plugs and switches.
  • NOTE: A report regarding any faults will be submitted if any faults are identified.
Paintwork to ceilings & cornices:
  • Fill, sand and prep ceilings thoroughly before paint application.
  • Supply and apply priming coat to newly skim-plastered ceilings and cornices.
  • Apply white PVA paint to the ceiling and cornices.
  • NOTE: Ceiling to be painted from end to end to ensure a high-quality finish.
Paint door and doorframe:
  • Fill, sand and prep the frame and door for paint application.
  • Prime door and frames.
  • Supply and apply white enamel as per existing.
Carpet cleaning:
  • Clean affected carpets using industrial steam clean.
Rubble removal | Site clearance:
  • Clean and clear all rubble from site.
  • Ensure that the client’s property is left in a clean and orderly manner before vacating entirely from the site.
