STORM RESULTANT DAMAGES CLAIM

ASSESSMENT

Black Bird Construction was contacted by the client’s insurance company to assess and conduct repair work. An assessment took place at the client’s property in Lakeside, where various items were inspected and a quotation was then generated and accepted by the insurer and client. Below is a breakdown of what transpired during the claim and excerpts of the assessor’s findings have been included as a means to explain the various building work required to repair the damages. The scope of work has also been included along with photos of the damages before and after the repairs were completed. REPORT

Damage Report:

  • The tenant explained that a large quantity of rainwater had poured into the box gutter positioned on the roof positioned directly above his office space. This water was simply too much for the gutter to drain away and subsequently overflowed, causing damages to the ceiling panels and walls below.
  • The tenant did mention that the box gutter had leaked before during hard rains but never to the extent that it did this past winter season. I can believe this as we experienced incredibly strong downpours this winter which has caused damages to many properties we have assessed in the Cape.
  • Based on the tenant’s recollection of the event it falls on the time period when we had some of the hardest rains we have had in the WC for quite some time.
  • There are a significant number of damages around the office space. This includes water marks running down the various walls in the office and damaged fissure ceiling panels affected at different points.
  • A more thorough breakdown of the damages has been drafted below:

 

Resultant Damages:

Walls:

  • Due to the water overflowing from the roof’s gutter, various walls have since been affected with visible water marks appearing on the surface of the walls and windowsills.
  • The affected areas include the storeroom, kitchen, main office and staircase walls as well.
  • All of these walls will need to be properly prepped and painted. An ‘end-to-end’ application will be applied to ensure a high quality and uniform finish.

Ceilings:

  • The ceilings in the affected area are made up of fissure ceiling panels.
  • Rainwater that seeped into the building dropped and bled on to 32M2 of these panels subsequently soaking them with water. This has caused the panels to stain and warp.
  • The damaged/existing panels will need to be removed and replaced in order to restore the ceilings back to their former condition.

Note: Carpets | Latent Damages | Electrical

  • The carpets in the affected area got wet at certain points but no damages were identified at the time of the assessment.
  • Other issues we feel may arise that will need to be addressed are the electrical works, such as the lights and the plugs. As past experience has shown, damages pertaining to the electrical work may only become noticeable at a later stage.
  • I think it is important that an amount be kept in reserve in case of any contingencies that may arise. The carpets being one possible issue.
  • Other issues such as future latent damages may be an issue, but we will make sure that the walls are fully dry before any paintwork is to commence.

 


 

SCOPE OF WORKS

BELOW IS A BREAKDOWN OF THE REPAIR WORK CONDUCTED TO THE RESULTANT DAMAGES AT THE AFFECTED PROPERTY:

Repairs to ceiling in all affected areas (Fissured boards):

  • Remove all affected ceiling panels.
  • Supply and fit 30 new fissured acoustic ceiling panels to the affected ceilings.
  • Ensure all newly fitted ceilings panels are flush.
  • Dispose of all old ceiling panels.
Paintwork to interior walls (All affected areas):

  • Fill, sand and prep walls thoroughly before paint application.
  • Apply matching colour paint as per existing.
  • High-quality washable paint to used as per the existing.
  • All affected walls to be painted from end to end to ensure a uniform finish.
Rubble removal | Site clearance:

  • Clean and clear all rubble from site.
  • Ensure that the client’s property is left in a clean and orderly manner before vacating entirely from the site.
