BURST GEYSER AND RESULTANT DAMAGES CLAIM

ASSESSMENT

Black Bird Construction was contacted by the client’s insurance company to assess and conduct repair work. An assessment took place at the client’s property in Manenberg, where various items were inspected and a quotation was then generated and accepted by the insurer and client. Below is a breakdown of what transpired during the claim and excerpts of the assessor’s findings have been included as a means to explain the various building work required to repair the damages. The scope of work has also been included along with photos of the damages before and after the repairs were completed. REPORT

 
A geyser had burst and caused water-based damage to two sections of the house ceiling boards. There were two ceiling areas that were affected – the main living room / kitchen & a bedroom located next to the living room.
 
Living room ceilings and walls:
The ceiling area here was affected only partially. We’ll be replacing the ceiling boards in that area that are damaged up to the closest ceiling join point. We’ll then skim and repaint these areas. There is an issue here that I’m trying to sort out with the client. There are two different cornice styles in the living room area for some odd reason. It’s a very odd choice of design, but I suppose everyone has there preferences – view in images attached. The difficulty with this particular job is that the one style is a standard cornice the other is an unusual profile I can’t seem to source and the client does not know where it is from. Again, I’m working on a solution that pleases the client, but at the same time keeps costs down. The walls will need to be repainted as well, this is simply because of the removal and installation of the boards. The paint is a special tone as well, which means I need the corresponding colour codes – there are two colours (view in images attached).
 
Bedroom ceilings and walls:
The bedroom ceilings were pretty badly damaged – 70% of the bedroom ceilings were affected. Thankfully everything in this bedroom is standard and easily replaceable. This room will need a ceiling board replacement, skimming and paint. The walls in here will also need to be repainted.
 
Electrical:
An electrician will need to be called out to remove the light fittings as well as reconnect them. 
 
 

 

SCOPE OF WORKS

BELOW IS A BREAKDOWN OF THE REPAIR WORK CONDUCTED TO THE RESULTANT DAMAGES AT THE AFFECTED PROPERTY:

Rubble removal:
  • Remove 45m2 of ceiling boards and all other rubble.
Installation of new ceiling boards:
  • Install 45m2 of ceiling boards to the main living room and bedroom.
  • Living room – 9m2
  • Bedroom – 36m2
Reinstall trapdoor
Skimming:
  • Skim newly installed rhinoboard ceiling using cretestone.
Cornice: Standard type
  • Installation of standard gypsum cornice to bedroom.
Cornice: Special
  • Installation of DAS cornice to newly installed living room boards and kitchen area.
Electrical:
  • Call out for qualified and licensed electrician
  • Removal and re-installation of existing light fittings.
Painting: Living room ceilings
  • 45m2 of painting to newly installed ceiling boards as well as kitchen area.
  • 2x coats of Plascon Polvin
Painting: Living Room walls
  • 2x coats of Double Velvet applied to walls.
  • Special colour(s) used – codes provided by client.
Painting: Bedroom ceilings
  • 28m2 of painting to newly installed ceiling boards as well as kitchen area.
  • 2x coats of Plascon Polvin
Painting: Bedroom walls
  • 2x coats of Double Velvet applied to walls.
