WATER DAMAGES CLAIM

ASSESSMENT

Black Bird Construction was contacted by the client’s insurance company to assess and conduct repair work. An assessment took place at the client’s property in Bakhoven where various items were inspected and a quotation was then generated and accepted by the insurer and client. Below is a breakdown of what transpired during the claim and excerpts of the assessor’s findings have been included as a means to explain the various building work required to repair the damages. The scope of work has also been included along with photos of the damages before and after the repairs were completed. REPORT

There are two areas that have been damaged. The one area out of the two areas that were affected is the fascia boards and eaves outside the kitchen door. The water poured through this area quite badly and is evident with the yellowing and smell coming from around the affected section. We feel that the boards making up the eaves should be replaced along with the quadrants fixed to it. The fascia boards are perfectly fine, but I suggest some thorough sanding and 2 coats of paint applied on the front and rear of the fascia boards to better protect the boards for the future. The light fittings in that area are working but considering how much water was in the area, I would highly recommend an electrician come out and assess the damages. 
 
The other affected areas include both the bathroom and the passageway inside the house. The ceiling in the passageway was not damaged by the water but by the plumber who had accidentally stepped and cracked the board while working inside the roof. The ceiling in the bathroom has also not been affected by the water damage, however, the wall nearest to the trapdoor, as well as the trapdoor itself in the bathroom are both dirty from the plumber’s team stepping in and out of the trapdoor. We will need to apply a new coat of paint to properly hide the marks as cleaning it will not really be enough to remove it entirely.

 


 

SCOPE OF WORKS

BELOW IS A BREAKDOWN OF THE REPAIR WORK CONDUCTED TO THE RESULTANT DAMAGES AT THE AFFECTED PROPERTY:

Passageway ceiling repairs:

  • Remove damaged ceiling board.
  • Replace with new ceiling board.

Skim plaster ceiling boards:

  • Newly installed ceiling boards to be plastered with cretestone skimming plaster.

Roof eaves repairs:

  • Water has poured over the eaves and quadrants from the inside.
  • These components need to be removed and replaced.

Eave quadrants:

  • Remove existing quadrants.
  • Install new quadrants.

Fascia boards:

  • The existing fascia boards need to be sanded, filled, and prepped for painting.
  • Pant full stretch of fascia boards to ensure uniformity and consistency of paint colour.

Paintwork to ceilings and cornices:

  • Apply 2 coats of white acrylic PVA paint to all newly installed ceilings and cornices.

Paintwork for eaves and quadrants:

  • Sand, fill and prep newly installed eave boards and quadrants.
  • Paint all newly installed eave boards and quadrant strips with high-quality outdoor paint.

Paintwork to passageway and bathroom walls:

  • Sand, prep, and paint all passageway walls with 2 x coats of high-quality washable wall paint.
  • Sand, prep, and paint bathroom walls with 2 x coats of high-quality washable wall paint.

Electrical:

  • Call out for electrician.
  • Check and test all electrical components. above ceiling and eaves where water damage spread.

Rubble removal:

  • Remove all rubble and debris from the site.
  • Clean site before leaving premises.
