BATHTUB DAMAGE AND RESULTANT DAMAGES CLAIM
ASSESSMENT
Black Bird Construction was contacted by the client’s insurance company to assess and conduct repair work. An assessment took place at the client’s property in Melkbosstrand, where various items were inspected and a quotation was then generated and accepted by the insurer and client. Below is a breakdown of what transpired during the claim and excerpts of the assessor’s findings have been included as a means to explain the various building work required to repair the damages. The scope of work has also been included along with photos of the damages before and after the repairs were completed. REPORT
We did encounter a few issues along the way that included the need for additional plumbing components. Another issue that arose during the repairs was the way the original bathtub was removed. The only way to remove the existing tub, as well as to gain access to the pipework was to knock right through the side wall (see attached images). This lead to additional damages which meant that we had to remove and replace all of the tiles on the tubs enclosure. This was unforeseeable but had to be done to replace the tub correctly. The installation of additional plumbing components: There was a need for a few additional components to ensure that the new tub we installed was sealed properly. I have not added this cost to the invoice as it was a very simple bit of work and we had the right components on hand.
The rebuilding of the bathtub’s enclosure: Because of the fact that we had to knock out a fair chunk of the enclosure wall, we had to rebuild the enclosure and secure the tub in place. This is, unfortunately, an issue that comes along with working blindly. There was no way to determine the setup of the internal works of the tub until we gained access to the pipework.
Plastering and prepping of the surface area: I only supplied a quotation to remove and replace the tiling work on the tubs surface area and the splash-back. Once we created the opening through the enclosure wall we had no other choice but to supply and fit the same new tile used on the surface area and the splash back. This was done to ensure that the entire tub area remains uniform. We removed all of the existing tiles and prepped the surface by removing the old adhesive and applying a layer of smooth plaster.
Supply and fit additional tiles: We used the same tiles as the type used for the splash-back and the surface area. This required purchasing additional tiles and materials, as well as the tiles themselves.
