POOL LEAK AND RESULTANT DAMAGES CLAIM

ASSESSMENT

Black Bird Construction was contacted by the client’s insurance company to assess and conduct repair work. An assessment took place at the client’s property in Table View, where various items were inspected and a quotation was then generated and accepted by the insurer and client. Below is a breakdown of what transpired during the claim and excerpts of the assessor’s findings have been included as a means to explain the various building work required to repair the damages. The scope of work has also been included along with photos of the damages before and after the repairs were completed. REPORT

LEAK DETECTION:
A leak detection test was conducted by **** in multiple areas, they had the following to report:
 
– Pressure tests were conducted which recorded a drop in pressure, indicating that there is a leak/s.
– Gas was used to trace the areas where gas escapes (leak/s)
– Gas was traced at the areas listed below.

Leak 1: 
Tracer gas was found coming from below the tiles close to the jet.
The area where the gas was found is marked with tape.

Leak 2: 
A second smaller reading of tracer gas was located coming from under the ground close to the pool filter.
The area where we suspect the leak is marked with tape.

Leak 3: 
A 3rd problem was found in the water feature line.
After the line was plugged we found tracer gas to be coming from the structure around the pipe thus indicate
that there is a leak under the structure of the water feature section of the pool.
The pipe sits at the bottom of the water future and digging will be impossible.
We recommend having the pipe re-routed.
A new jet can be drilled in the structure of the water future and a new line can be installed up to the pump
with minimal tile damages around the pool.
The pipe consists of 32mm HDPE pipe
Please appoint a pool specialist to attend to these areas.
 
REPAIRS:
After the above report was conducted **** were called in to provide a quotation for the repairs to the affected lines making up the pools system. It was determined that due to all of the issues at hand, with the faulty pipework causing the leaks to occur, the best course of action would be to create a new line and bypass the old pool system. This would prevent any future leaks from occurring.
 
CAUSE:
The cause for the existing line’s current condition is simply because of the age (diminishment) and the combination of the movement in the soil where the property is based. This has been confirmed by both **** and **** technicians. This is an unfortunate situation for the client, but there simply is no doubt that the pipeline is faulty and these faults are a direct result of diminishment and gradual deterioration. The best way forward is for the client to eliminate the old system and create a new one. We already repaired a section of the pipe last year and it does not make sense to keep on repairing old pipework that could potentially have more problems (leaks) at a later stage.
 
 

 

SCOPE OF WORKS

BELOW IS A BREAKDOWN OF THE REPAIR WORK CONDUCTED TO THE RESULTANT DAMAGES AT THE AFFECTED PROPERTY:

Pool plumbing works/repairs:
  • Remove existing tiling work.
  • Remove paving.
  • Drain pool
  • Create opening hole for new line in small pool
  • Plaster and re-seal section.
  • Fibreglass and Top-Coat on pool.
  • Supply and Lay new line +- 20-25m High-Pressure PVC Pipe.
  • Remove rubble from work area and prep for concrete installation/pouring.
Paving repairs:
  • Once all new piping works have been repaired, re-fit pavers as per existing.
  • Compaction, materials and labour included
  • Grout all newly installed pavers.
Concrete slab repairs and plastering:
  • Supply and fix concrete for slab repairs.
  • Mix concrete on site and pour/smoothen.
  • Prep newly poured concrete by plaster a thin screed above the concrete for tiling work.
Tiling repairs:
  • Supply all required materials.
  • Cut out area needing the tiling repairs neatly. The design is based on a proposal agreed with the client – border design.
  • Apply tiling work to affected area.
  • Apply matching grout to tiles.
Rubble removal and site clearing:
  • Remove all rubble from site.
  • Ensure that the site is left in a clean and orderly manner.
