BURST PIPE AND RESULTANT DAMAGES CLAIM

ASSESSMENT

Black Bird Construction was contacted by the client’s insurance company to assess and conduct repair work. An assessment took place at the client’s property in Constantia, where various items were inspected and a quotation was then generated and accepted by the insurer and client. Below is a breakdown of what transpired during the claim and excerpts of the assessor’s findings have been included as a means to explain the various building work required to repair the damages. The scope of work has also been included along with photos of the damages before and after the repairs were completed. REPORT

DAMAGES:
The damages to the client’s home are extensive. A burst pipe, that was positioned on the ground floor has caused a tremendous amount of water-based damages to the surrounding property. The items/property that have been affected include; the engineered oak floors on the ground floor, as well as the adjoining skirting boards and the walls. The basement has unfortunately suffered the brunt of the damages with multiple walls and paintwork being badly affected. Other items in the basement floor include the skirting boards, bathroom ceiling and cornice. Another issue that has become an obvious problem for the client is the affected electrical works. The client’s son has explained that the electricity in the home trips at certain times when he uses any device connected to the plugs. He explained that it is temperamental and only happens in certain instances.
The affected pipe has since been repaired. The area affected by the moisture has surprisingly dried up fairly quickly, considering the severity of the burst. We have placed in a dehumidifier in the area in the meantime and the client has been told to keep the sliding/stacking door open to allow natural air to help dry out the area.
 
REPAIRS:
The repairs entail the replacement of the flooring boards, which have to be specifically stained to match up with the existing boards. One of the existing boards had to be broken in order to remove the flooring boards for the plumber to gain access to the affected pipe. He has successfully repaired the affected pipework, but before we can proceed with any of the repairs it is crucial that we give the area enough time to dry thoroughly.
Once the area has dried sufficiently, we can begin with the repair work. This includes the plastering of the openings created by the plumber and any other wet-works – skimming, prep work, etc. Once all wet-works and the preparation works are completed we can begin with the painting and finishing works. Finally, the flooring can go in and we can finish the floor off by installing the skirting boards thereafter. 
 
 

 

SCOPE OF WORKS

BELOW IS A BREAKDOWN OF THE REPAIR WORK CONDUCTED TO THE RESULTANT DAMAGES AT THE AFFECTED PROPERTY:

Dehumidifier:
  • Place dehumidifiers at the property to ensure that the affected is dried out thoroughly.
  • This must be completed before any new flooring is to be installed.
Plasterwork (Screed & slab):
  • Supply and apply plastering cement to the lobby screed, as well as the slab (basement bathroom).
  • Prep for cornice installation.
Ceilings & cornice repairs:
  • Supply and fit replacement cornice.
  • Prep for paintwork.
Tiling:
  • Re-grout tiling downstairs – once plastering work is completed.
  • Clean off tiles.
Flooring (Engineered Oak):
  • Supply and fit Aspen Engineered Oak boards.
  • Rustic – 35M2 quoted for (Including cuttings & wastage).
  • Rustic board type – Larger knots and splits to be used.
  • All required materials included – trims and adhesive.
  • All labour included.
  • Dispose of all damaged boards.
  • Leave ‘good condition’ boards with client as spares for the existing floor.
  • All trims and edging included.
Skirting boards (Ground floor):
  • Skirting boards throughout the first floor to be removed and repainted once re-attached.
  • Fill, sand and prep skirting boards for paint application.
  • All skirting boards to be repainted using wood primer and matching paint thereafter.
Skirting boards (Basement floor):
  • Skirting boards throughout the basement floor to be removed (where necessary) and repainted once re-attached.
  • Fill, sand and prep skirting boards for paint application.
  • All skirting boards to be repainted using primer first and matching paint thereafter.
Electrical works (Basement staircase & bathroom):
  • NOTE: Much of the electrical works have shown issues occurring in the entire area of the basement bedroom, such as the electricity tripping. Many of the light fittings and plugs have been affected due to the leak as well. Some of the fittings have shown signs of rust forming, which ultimately will worsen over time. It is not known to what extent all of the fittings have been affected as yet. Once we begin with the repairs we’ll be able to identify the exact issues behind each fitting and its components and whether or not they will need to be replaced.
  • Remove all light fittings from dining room area and TV room area.
  • 1 light fitting has been identified as being completely damaged and unusable and will need to be replaced.
  • Light fitting to be removed and replaced.
  • Light fittings to be re-fitted once the dining room ceiling has been installed.
  • All electrical fittings and connections to be tested thoroughly once reconnected.
Painting work (Ground floor – Entranceway & lobby):
  • All walls to be painted once skirting boards have been repaired.
  • Prep area for paint application.
  • Fill, sand and prep walls for painting.Supply and apply matching paint as per existing.
  • Paint type to be used is a low-sheen, washable paint.
  • Colour to be supplied by client, otherwise to be matched by Back Bird.
  • Walls to be painted from corner to corner.
Note:
  • Return date:We will need to come back for future damages. This may not be necessary, but due to moisture based damages such as these we may need to come back at a later stage to ‘touch-up’ affected areas due to moisture.

  • Prep area for paint application.

Rubble removal & site clearance.
  • Remove all rubble timeously.
  • Ensure that the site is left in a clean and orderly manner once leaving the site completely.
