GEYSER LEAK AND RESULTANT DAMAGES CLAIM
ASSESSMENT
Black Bird Construction was contacted by the client’s insurance company to assess and conduct repair work. An assessment took place at the client’s property in Milnerton, where various items were inspected and a quotation was then generated and accepted by the insurer and client. Below is a breakdown of what transpired during the claim and excerpts of the assessor’s findings have been included as a means to explain the various building work required to repair the damages. The scope of work has also been included along with photos of the damages before and after the repairs were completed. REPORT
DAMAGES:
Ceilings, cornices & paintwork: The damages are due to a leaking geyser positioned in the roof. The water that leaked from the geyser has bled onto the below ceiling boards and cornices in 3 rooms. These ceiling boards and cornices will need to be replaced, skimmed and painted.
Walls: The walls have subsequently been affected by the water that dropped downwards from the ceilings/cornices and has ultimately left distinct drip marks along the wall’s surface. These walls will need to be prepped and painted.
Flooring & skirting boards: The laminated flooring boards in the affected areas/rooms have also been damaged due to the excessive amount of water that poured down onto the floors. The affected (warped) laminated flooring boards will need to be picked up and replaced with new boards.
The skirting boards will need to be removed, prepped, painted and re-fitted once the floors have been installed using enamel paint.
