GEYSER LEAK AND RESULTANT DAMAGES CLAIM

ASSESSMENT

Black Bird Construction was contacted by the client’s insurance company to assess and conduct repair work. An assessment took place at the client’s property in Milnerton, where various items were inspected and a quotation was then generated and accepted by the insurer and client. Below is a breakdown of what transpired during the claim and excerpts of the assessor’s findings have been included as a means to explain the various building work required to repair the damages. The scope of work has also been included along with photos of the damages before and after the repairs were completed. REPORT

DAMAGES:
Ceilings, cornices & paintwork: The damages are due to a leaking geyser positioned in the roof. The water that leaked from the geyser has bled onto the below ceiling boards and cornices in 3 rooms. These ceiling boards and cornices will need to be replaced, skimmed and painted. 
 
Walls: The walls have subsequently been affected by the water that dropped downwards from the ceilings/cornices and has ultimately left distinct drip marks along the wall’s surface. These walls will need to be prepped and painted. 
 
Flooring & skirting boards: The laminated flooring boards in the affected areas/rooms have also been damaged due to the excessive amount of water that poured down onto the floors. The affected (warped) laminated flooring boards will need to be picked up and replaced with new boards. 
The skirting boards will need to be removed, prepped, painted and re-fitted once the floors have been installed using enamel paint. 
 
 

 

SCOPE OF WORKS

BELOW IS A BREAKDOWN OF THE REPAIR WORK CONDUCTED TO THE RESULTANT DAMAGES AT THE AFFECTED PROPERTY:

 

Ceiling & cornice repairs:
  • Prep work area/site.
  • Set up scaffolding.
  • Remove affected ceiling boards and cornices.
  • Supply and fit new ceiling boards and cornices.
  • Apply skim plaster to ceiling boards and cornices.
  • Prep for paintwork.
Laminated flooring boards:
  • Lift all affected boards.
  • Supply and fit boards as per existing type.
  • Supply and fit underlay.
  • Once laminate boards have been installed, fit skirting boards.
Skirting boards:
  • Remove existing skirting boards.
  • Prep and paint skirting boards for installation.
  • Once laminate boards have been installed fit skirting boards.
  • Paint skirting boards with a touch up coat once fitted.
Doors (Internal):
  • Remove door off of their hinges/frames.
  • Sand and prep doors for paintworks.
  • Apply 2 coats of white enamel paint to affected doors.
Electrical works:
  • Remove all fittings to allow for ceiling repairs.
  • Re-fit light fittings as per existing layout.
  • Test all electrical works once fitted.
  • Replace affected wiring above ceiling where necessary.
  • Ensure all lighting and electrical works are in working order.
NOTE: We may need to replace the light fittings if they are badly affected by the water that leaked into the area.  
Paintwork to ceilings & cornices:
  • Fill, sand and prep ceilings & cornices for paint application.
  • Apply 3 – 4 coats of paint throughout the newly skimmed area of the ceiling and cornices.
  • Paint all ceilings and cornices from corner to corner.
Paintwork to walls:
  • Move all furniture and goods away from work area.
  • Fill, sand and prep walls for paint application.
  • Apply 2 coats of paint to the surrounding walls.
  • 2 coats of paint will be applied to the surrounding walls to ensure a high quality finish and to cover any damages, watermarks and stains during the skimming process.
  • Paint colour code to be provided by the client otherwise Black Bird will match the paint as best we can.
Rubble removal:
  • Remove all rubble from site.
  • Ensure that the property is left in a clean and orderly manner before vacating completely.
