PLUMBING AND RESULTANT DAMAGES CLAIM

ASSESSMENT

Black Bird Construction was contacted by the client’s insurance company to assess and conduct repair work. An assessment took place at the client’s property in Parklands, where various items were inspected and a quotation was then generated and accepted by the insurer and client. Below is a breakdown of what transpired during the claim and excerpts of the assessor’s findings have been included as a means to explain the various building work required to repair the damages. The scope of work has also been included along with photos of the damages before and after the repairs were completed. SCOPE OF WORKS

BELOW IS A BREAKDOWN OF THE REPAIR WORK CONDUCTED TO THE RESULTANT DAMAGES AT THE AFFECTED PROPERTY:

Repairs to affected pipework | Re-fit bathtub:
  • Remove the bath and expose all of the affected pipes in order to conduct the necessary repairs as per the leak detection findings.
  • Identify the problematic pipework and replace the damaged pipe.
  • Test all pipes before fitting the existing bathtub and closing the enclosure.
  • NOTE: The bath is to be refitted on completion of the repairs.
Bathtub fitment:
  • Prep area for bathtub installation.
  • Fit the bathtub as it was previously installed.
  • Bathtub to be sealed thereafter using white silicone around all edges.
  • Pricing for the above includes all labour and materials.
Repairs to ceiling (Skim plaster):
  • Apply skimplaster to newly installed ceilings.
  • Prep for paint application.
Cornice replacement:
  • Supply and fit rhino-cornice as per existing.
Paintwork to walls (All affected areas – Main passageway, store room, kitchen):
  • Fill, sand and prep walls for paint application.
  • Apply two coats of high-quality wall paint to all walls in the area.
  • Paint to be applied from corner to corner.
  • Surrounding walls are to be painted with a single coat to ensure uniformity in appearance.
Paintwork to ceilings & cornices to all areas:
  • Fill, sand and prep ceilings thoroughly before paint application.
  • Supply and apply priming coat to newly skim-plastered ceiling and cornices.
  • Apply 3 coats of white PVA paint to the ceiling and cornices.
  • Ceiling to be painted from end to end.
Rubble removal | Site clearance:
  • Clean and clear all rubble from site.
  • Ensure that the client’s property is left in a clean and orderly manner before vacating entirely from the site.
