BURST PIPE RESULTANT DAMAGES CLAIM

ASSESSMENT

Black Bird Construction was contacted by the client’s insurance company to assess and conduct repair work. An assessment took place at the client’s property in Grassy Park, where various items were inspected and a quotation was then generated and accepted by the insurer and client. Below is a breakdown of what transpired during the claim and excerpts of the assessor’s findings have been included as a means to explain the various building work required to repair the damages. The scope of work has also been included along with photos of the damages before and after the repairs were completed. REPORT

Damages | Burst Pipe:
I hope you’re well. Our plumbing team went out to assess the damages and identified a cracked polycarb pipe in the wall. It was a very bad leak and they attended to the repair immediately due to the fact that it was emitting an exceptional amount of water.
Polycarb Pipeline:
  • The existing pipeline is an issue as it is a polycarb pipeline. To make matters worse, the pipeline is obviously old and the materials are not in great condition. Our plumbing team has stated that it would be in the client’s best interest to replace this entire line or create a new supply line.
  • The likelihood of another burst occuring is high.
Resultant Damages:
Tiling works:
  • Our plumbing team created an opening inside the wall to gain access to the burst pipe.
  • Subsequently, they removed the tiling work in the area and knocked away a section of the brickwork.
  • This area will need to be plastered and retiled thereafter.
Burst Geyser | Additional Damages:
  • When I went to conduct the assessment of the property, the client told me about further issues affecting his home. This included a faulty geyser that may have suffered a burst. I have instructed our plumbing team to assess the problem.
  • The client said he’d let you know about the geyser. I explained to him that this is a separate issue and a new claim would need to be registered/opened.
  • I have attached photos of the damages to this part of the bathroom as well for your records.

 

SCOPE OF WORKS

BELOW IS A BREAKDOWN OF THE REPAIR WORK CONDUCTED TO THE RESULTANT DAMAGES AT THE AFFECTED PROPERTY:

Repairs to ceiling (Brandering/repairs):

  • Remove existing ceilings boards.
  • Rework ceiling substructure and brandering.
  • Ensure that the ceiling is level before skimming.
Repairs to ceiling (Rhinoboard replacement):

  • Supply and fit new ceiling boards.
Repairs to ceiling (Skim plaster):

  • Apply skimplaster to newly installed ceilings.
  • Prep for paint application.
Paintwork to ceilings & cornices (Incl. trapdoor) to all areas:

  • Fill, sand and prep ceilings thoroughly before paint application.
  • Supply and apply priming coat to newly skim-plastered ceiling and cornices.
  • Apply 3 coats of white PVA paint to the ceiling and cornices.
  • Ceiling to be painted from end to end.
Rubble removal | Site clearance:

  • Clean and clear all rubble from site.
  • Ensure that the client’s property is left in a clean and orderly manner before vacating entirely from the site.
