REPAIRS TO ROOF DAMAGES CLAIM
ASSESSMENT
Black Bird Construction was contacted by the client’s insurance company to assess and conduct repair work. An assessment took place at the client’s property in Ravensmead, where various items were inspected and a quotation was then generated and accepted by the insurer and client. Below is a breakdown of what transpired during the claim and excerpts of the assessor’s findings have been included as a means to explain the various building work required to repair the damages. The scope of work has also been included along with photos of the damages before and after the repairs were completed. REPORT
Damages:
Roof repairs:
- The roof has been affected by two core issues; wind damages that have dislodged the sheets making up the covering of the roof and cracked sheets caused by an unknown issue.
- Some of the roof sheets have dislodged due to strong winds blowing against the sheets. This is obvious at the way the sheets have distorted – the bolts holding the sheets in place have loosened contributing to the sheets to shift. They are currently not fitting correctly and will need to be refitted and sealed.
- The dislodged sheets will need to be put back in place and bolted to the trusses to ensure that they do not pull away any further. This is particularly obvious at the center of the roof leading further towards where the sheets meet together at the ridgeline and near the front of the home. This has subsequently led to water being able to seep inside the roof cavity and bleed downwards towards the ceilings causing damage to the ceiling boards from above.
- Other issues relating to the roof stem from the cracked sheets. It is difficult to determine exactly what caused the sheets to crack but from what I can tell, either a strong gust of wind could have played a role in pulling the affected sheets at an angle causing pressure to build up and inevitably leading to the sheet to crack.
- Another probability is that an individual (most likely a waterproofing contractor) was on the roof and accidentally cracked the sheet. Again, it is difficult to determine the exact reason behind these damages.
Ceiling repairs:
- Due to the roofing sheets having shifted, rain water is able to enter inside the roof cavity subsequently dripping down the roof trusses onto the ceiling boards below.
- The ceiling boards inside the home will need to be replaced and covers trips placed on the joins.
- Once replaced the ceilings can then be repainted.
Paintwork to ceilings and walls:
- Due to water leaking down the walls, stain marks have developed along the surface of the walls.
- Once the affected walls have been prepped they will need to be repainted from end to end. By doing this, they will be restored to their original condition.
Note – Unforeseen | Latent Damages:
Electrical:
- I have not included any costs for repair works to any electrical faults, but an electrician will be on site to remove and refit the electrical fittings while the new ceilings are being replaced. He will be instructed to assess the full electrical works in the affected areas. I will revert back to you once a full assessment has been conducted.
Unforeseeable damages:
- Due to the nature of the damages, it is difficult to identify all of the damages affecting the home.
- We may identify further damages once our team begins with the stripping work.
- I strongly suggest that an amount be allocated for any contingencies that may occur.
