MAINTENANCE REPAIRS

ASSESSMENT

Black Bird Construction was contacted by the client’s insurance company to assess and conduct repair work. An assessment took place at the client’s property in Bellevue, where various items were inspected and a quotation was then generated and accepted by the insurer and client. Below is a breakdown of what transpired during the claim and excerpts of the assessor’s findings have been included as a means to explain the various building work required to repair the damages. The scope of work has also been included along with photos of the damages before and after the repairs were completed. SCOPE OF WORKS

BELOW IS A BREAKDOWN OF THE REPAIR WORK CONDUCTED AT THE AFFECTED PROPERTY:

Repairs to roofing & waterproofing (Kitchen area):

  • Remove existing sheets.
  • Re-work and repair existing waterproofing work.
  • Supply new roof sheets as per existing.
  • Fit new sheets to the kitchen area.
  • Apply further waterproofing to roof area.
  • All waterproofing application work to be applied from end-to-end.
Repairs to fence (Right hand side as you enter the property):

  • Sand and prep fencing for priming coat.
  • Supply and apply white enamel paint as per existing.
  • Apply 2 coats of white enamel.
Repairs to fence (Left hand side as you enter the property):

  • Sand and prep fencing for varnish application.
  • Supply and apply varnish as per existing – colour to match.

NOTE:

Tree felling:

  • It was suggested that a tree felling specialist be called in to assess and price for the cutting down of the tree in this area.
  • Please let me know if you would like me to arrange a costing for this.
  • Also please let me know if the stump and roots would need to be removed as well.
Refurbish the front sliding gate:

  • Replace damaged and rotten timber panels.
  • Sand and prep fencing for priming coat.
  • Supply and apply white enamel paint as per existing.
  • Apply 2 coats of white enamel.
Trellis panels:

  • Remove all vegetation and shrubbery from trellis panels.
  • Sand and prep fencing for priming coat.
  • Supply and apply white enamel paint as per existing.
  • Apply 2 coats of white enamel.

NOTE:

Alternative option | Replacement:

  • Remove and dispose of the existing trellis panels.
  • Supply 10 x trellis panels.
  • Supply and apply wood primer to the new trellis panels.
  • Apply 3 coats of white enamel paint to each panel.
  • Fit new trellis panels to the wall as per the existing.
Gutter replacement to full roof:

  • Remove existing asbestos gutters.
  • Supply and fit new PVC gutters to roof.
  • We will be using the same ‘D’ shape gutter as the neighbor to ensure uniformity.

NOTE:

  • The refurbishment to the facia boards and eaves has not been included in the pricing.
Paintwork to walls (All affected interior walls – bathroom and dining room):

  • Fill, sand and prep walls for paint application.
  • Apply two coats of high-quality wall paint to all walls in the area.
  • Paint to be applied from corner to corner.
  • Surrounding walls are to be painted with a single coat to ensure uniformity in appearance.
 Aluminium stable door:

  • Remove existing stable door and frame.
  • Supply and fit new aluminium stable door and frame.
  • Patch the plasterwork around the newly installed.
  • Prime the plasterwork with plaster primer.
  • Apply 2 coats of high-quality exterior paint.
  • Seal door using silicone sealer.
Rubble removal | Site clearance:

  • Clean and clear all rubble from site.
  • Ensure that the client’s property is left in a clean and orderly manner before vacating entirely from the site.
