BURST PIPE RESULTANT DAMAGES CLAIM

ASSESSMENT

Black Bird Construction was contacted by the client’s insurance company to assess and conduct repair work. An assessment took place at the client’s property in Strandfontein, where various items were inspected and a quotation was then generated and accepted by the insurer and client. Below is a breakdown of what transpired during the claim and excerpts of the assessor’s findings have been included as a means to explain the various building work required to repair the damages. The scope of work has also been included along with photos of the damages before and after the repairs were completed. REPORT

Resultant Damages:
  • Due to the pipe bursting the way it did, water gushed from the pipe subsequently damaging the BICs (Built-in cupboards) unit it is fitted in.
  • The water that emitted from the pipe has not only damaged the BICs unit the connected basin is fitted in, but the BICs unit next to it and across from it.
  • The components that have been affected by the water include the kick-plates, upright panels and rear back-board of the BICs unit housing the basin (burst point).
  • Other damages include the flooring in the adjoining room. The flooring boards themselves were not affected but just the cover-strip that is positioned above the join where the laminate boards meet with the tiling work.
Note: Remedial Repairs | Unforeseeable Damages
  • Remedial repairs may be required to the ceiling when the cupboards are removed as they are fitted from floor to ceiling.
  • This will involve a repaint of the ceiling in the kitchen.
  • The tiled splashback, above the sink, may need to be repaired after we have removed the BICs units as some of the tiles might break. I have not included these repairs in my quote and will revert back once we have conducted the repair work. We will do our best to avoid damaging the tiles but there is no guarantee that this will be achieved.

 


 

SCOPE OF WORKS

BELOW IS A BREAKDOWN OF THE REPAIR WORK CONDUCTED TO THE RESULTANT DAMAGES AT THE AFFECTED PROPERTY:

BICs (Built in cupboards) repairs:

  • Disconnect all plumbing work.
  • Remove and dispose of all affected BICs components.
  • Supply and fit all new BICs components.
  • Re-fit all plumbing works.
  • Seal the countertop once the BICs repairs have been completed.
  • Test the plumbing before leaving the site.

NOTE: Tiling

  • The tiled splash-back, above the sink, may need to be repaired after we have removed the BICs units as some of the tiles might break. I have not included these repairs in my quote and will revert back once we have conducted the repair work. We will do our best to avoid damaging the tiles but there is no guarantee that this will be achieved. 
Plumbing:

  • Call out to disconnect all plumbing work.
  • Call out to reconnect all plumbing work.
Flooring:

  • Clean and clear all grit and dirt from affected area.
  • Supply and fit cover-strip to affected flooring.
  • Weigh strip down and allow to grip correctly.
Ceiling repairs:

  • Once all BICs have been repaired, amend damaged ceiling using skimming plaster and a single board.
  • Fill all openings where necessary and refit cover-strips.
  • Prep for paint application.
  • Supply and fit cornice as per existing.
Ceiling paintwork:

  • Fill, sand and prep ceilings thoroughly before paint application.
  • Supply and apply priming coat to newly skim-plastered ceiling and cornices.
  • Apply white PVA paint to the ceiling and cornices.
  • Ceiling to be painted from end to end.
Rubble removal | Site clearance:

  • Clean and clear all rubble from site.
  • Ensure that the client’s property is left in a clean and orderly manner before vacating entirely from the site.
