BURST GEYSER AND RESULTANT DAMAGES CLAIM
ASSESSMENT
Black Bird Construction was contacted by the client’s insurance company to assess and conduct repair work. An assessment took place at the client’s property in Harbour Island, where various items were inspected and a quotation was then generated and accepted by the insurer and client. Below is a breakdown of what transpired during the claim and excerpts of the assessor’s findings have been included as a means to explain the various building work required to repair the damages. The scope of work has also been included along with photos of the damages before and after the repairs were completed. REPORT
Resultant Damages: Roofing underlay | Geyser amendments:- Due to the plumbing team having to replace the geyser via the roof, they have subsequently caused a tear through the roofing structures underlay.
- We will need to replace this section of underlay in order to restore the roof back to its original state.
- In order to gain access to this area we will need to get on top of the roof, remove some of the tiles and fit the new section of underlay.
- Further issues include the insulating of the geyser which was not completed. This is a simple issue to repair. Our team needs to just wrap the geyser in insulation.
- The ceilings have been waterlogged due to moisture bleeding from the faulty geyser.
- This water seeped through the ceiling via the light fitting and dripped onto the carpet below.
- We have provided a quotation to replace the ceiling, but we may not need to do this. The client was rather pleased at the fact that we may not need to replace the boards. I can only confirm if we will need to replace the boards once we begin with the repair work.
- The one geyser will require insulation wrapped around it. The balance of the insulation will be utilized throughout the ceiling cavity.
- I will revert to you if we need to replace the boards.
- Due to all the work required inside the ceiling, many contractors have had to use the trapdoor to access the ceiling cavity. In doing so the trapdoor has been damaged in the process.
- The ceilings in this area will need to be repainted once the trapdoor has been replaced.
- The walls have not been affected but if we remove the existing boards, we will end up scuffing the walls meaning we will need to repaint them.
- If we don’t remove the existing boards this will not be necessary.
- The carpet has thankfully not been too badly affected. There is however a slightly dark spot appearing on the carpet due to the moisture. This can easily be cleaned using a deep industrial based clean.
