CEILING AND BULKHEAD REPAIRS CLAIM
ASSESSMENT
Black Bird Construction was contacted by the client’s insurance company to assess and conduct repair work. An assessment took place at the client’s property in Claremont, where various items were inspected and a quotation was then generated and accepted by the insurer and client. Below is a breakdown of what transpired during the claim and excerpts of the assessor’s findings have been included as a means to explain the various building work required to repair the damages. The scope of work has also been included along with photos of the damages before and after the repairs were completed. REPORT
Damage Report:
The roller shutter door has been successfully repaired and the mechanical side is operating correctly. I can confirm this as I have been back to the site to assess the motor and the door.
Due to the repairs being conducted, our building team had to strip and demolish the bulkhead in which the roller shutter door was housed. The team had to go back twice in order to assist the mechanical team with this work.
As mentioned above the repairs are completed but there are now resultant damages due to the stripping work and the mechanical team conducting their repairs.
Resultant Damages:
The resultant damages include broken ceiling boards, torn rhinoboards, broken cornice lengths that all require replacing. I have broken down the aspects to the required repair work below for your perusal along with a Scope of Works table and costing.
Ceilings and bulkhead:
- A section of the ceilings will need to be replaced and the bulkhead rebuilt. The client has requested that we build the new bulkhead in a way that allows for any required repair work to be conducted without damaging the rhinoboard. This is not difficult to do, and we’ve agreed to do this for him.
Paintwork:
- Once the ceilings have been repaired, our building team will then begin with the paintwork.
- The ceilings need to be painted from end to end to ensure a quality finish.
- We need to prime the newly skimmed sections and the apply a coat of PVA throughout the entirety of the ceiling area.
- NOTE: It appears that we will not affect the interior walls, but we may need to touch up certain areas with matching wall paint. If this is the case, I will notify you and let you know. We would need to supply and apply interior wall paint to any affected areas.
SCOPE OF WORKS
BELOW IS A BREAKDOWN OF THE REPAIR WORK CONDUCTED TO THE RESULTANT DAMAGES AT THE AFFECTED PROPERTY:
Repairs to ceiling (Brandering/repairs):
- Remove existing ceilings boards.
- Rework ceiling substructure and brandering.
- Ensure that the ceiling is level before skimming.

Repairs to ceiling (Rhinoboard replacement):
- Supply and fit new ceiling boards.
- Replacement boards to be 12mm boards as per existing – higher rate has been used due to this. The boards are heavier, thicker and more expensive as opposed to the usual 9mm boards typically used.

Repairs to ceiling (Skimplaster):
- Apply skimplaster to newly installed boards and ensure that the skimming work blends in perfectly with the existing ceiling area.
- Fill, sand and prep for paint work.

Cornice repairs (Molded cornice):
- Remove existing cornice lengths.
- Supply and fit decorative cornice.
- All materials and labour included in price.

Ceiling paintwork (Priming):
- Apply a single coat of plaster primer to newly skimmed ceilings.

Ceiling paintwork:
- Apply high quality PVA to affected area, ceilings, and cornice.
- Apply coat to the remaining area to ensure uniform cover.
- NOTE: Paint to be applied from corner to corner.

Rubble removal:
- Clean and clear site thoroughly before vacating completely.
- Ensure that the site is left in a clean and orderly manner.
