GEYSER LEAK AND RESULTANT DAMAGES CLAIM

ASSESSMENT

Black Bird Construction was contacted by the client’s insurance company to assess and conduct repair work. An assessment took place at the client’s property in Bergvliet, where various items were inspected and a quotation was then generated and accepted by the insurer and client. Below is a breakdown of what transpired during the claim and excerpts of the assessor’s findings have been included as a means to explain the various building work required to repair the damages. The scope of work has also been included along with photos of the damages before and after the repairs were completed. REPORT

Geyser:
Upon inspection, we identified that the geyser had been worked on previously, this was confirmed by the client who mentioned this to me while conducting my assessment. Unfortunately, the previous plumber who repaired the geyser must have not identified the leak stemming from an issue with the inner cylinder. It is clear that there is water leaking through the outer encasing due to this. This has ultimately lead to the existing geyser leaking water onto the drip tray more than usual. The existing drip tray itself is in poor condition and water has leaked through openings (badly rusted sections) in the drip tray onto the kitchen ceilings. This can clearly be seen in the photos attached. According to the client, their water meter was damaged and the CoCT council was called in to repair this issue. During the repair process, we are certain that this issue impacted on the pressure from the supply which has thus affected/damaged the client’s geyser to a point that it is unrepairable. The geyser along with the drip tray will need to be replaced.
 
Resultant Damages and repairs:
Thankfully, not a lot of the surrounding property has been affected. I have identified damages to the kitchen ceilings, bathroom ceilings and the kitchen walls. Those are all the damages to the home. All of these damages are very straight forward to repair. The ceiling in the kitchen will need to be replaced, skimmed and repainted. The walls in this area will also need to be repainted due to streak marks left behind by the water. The bathroom ceiling will simply need to be repainted.

SCOPE OF WORKS

BELOW IS A BREAKDOWN OF THE REPAIR WORK CONDUCTED TO THE RESULTANT DAMAGES AT THE AFFECTED PROPERTY:

Replace ceilings:

  • Remove affected ceiling boards.
  • Supply and install new ceiling boards.
  • Replace cover strip.
  • Apply cretestone skimplaster.
  • Fill, sand and prep for paintwork.

Paintwork (Ceilings):

  • Fill, sand and prep for paint application.
  • Supply and apply paint to ceilings.
  • Apply paint to full ceiling area to ensure uniformity in colour throughout the ceiling.
  • Cover-strips to be fitted as per existing.

Paintwork (Walls):

  • Fill, sand and prep walls for paint application.
  • Supply and apply wall paint.
  • Ensure wall paint matches the existing colour.
  • Paint full area to ensure uniformity in colour.

Rubble removal and site clearance:

  • Remove all rubble from the site.
  • Clean and clear site of all rubble and leave the site in a clean and orderly manner.
