STORM RESULTANT DAMAGES CLAIM

ASSESSMENT

Black Bird Construction was contacted by the client’s insurance company to assess and conduct repair work. An assessment took place at the client’s property in Greenpoint, where various items were inspected and a quotation was then generated and accepted by the insurer and client. Below is a breakdown of what transpired during the claim and excerpts of the assessor’s findings have been included as a means to explain the various building work required to repair the damages. The scope of work has also been included along with photos of the damages before and after the repairs were completed. REPORT

Roof:
The roof is a well-built structure that has never shown any issues over the many years Mrs **** has been living there. It is without a doubt that the resultant damages (described below) are a result of the recent storms we have endured. The damages affecting the roof are a result of the strong winds and heavy downpour of rain we’ve recently experienced. There are a couple of loose and broken tiles on the roof but the main cause of the leaking roof is the parapet running along the duplex. The bagging on the side of the structure where the roof tiles meet will need to be rebagged as the existing cement has pulled away. This must have been caused when the large amounts of rainwater was running down the side of the roof where the parapet meets with the roof tiles. Water is most certainly leaking in from here as there are no other points of access. The rest of the home is thoroughly dry. 
 
Resultant damages:
The resultant damages include a damaged ceiling in the living room. A section of this ceiling will need to be removed and replaced with a new piece of board as well as cover strips. Thereafter, we will need to repaint the full ceiling in order to ensure uniformity in colour throughout the ceiling.
 
Emergency repairs:
There is an urgency behind this claim as we are expecting rain over the next few days. It is imperative that we attend to these issues as soon as possible to prevent any more damages from occurring. If the roof is left as is the clients home is sure to suffer from additional resultant damages. 
 
Possible additional repairs:
Due to the nature of this claim, there may be a chance that our roofing team may encounter additional issues as they proceed with the job. This is not a certainty but I feel that it could possibly happen. This is just a precautionary warning

 


 

SCOPE OF WORKS

BELOW IS A BREAKDOWN OF THE REPAIR WORK CONDUCTED TO THE RESULTANT DAMAGES AT THE AFFECTED PROPERTY:

Roof repairs (Tiling and waterproofing):

  • Supply clay Double Roman roof tiles
  • Refit loose tiles on roof.
  • Remove any loose rubble from adjacent parapet wall.
  • Bag adjacent parapet wall with cement.
  • Allow to dry and prep for waterproofing membrane application.
  • Apply 2 coats of waterproofing to newly applied membrane.
  • Apply single coat of waterproofing to existing waterproofing to ensure uniformity in colour.

Exterior paintwork (parapet):

  • Repaint parapet walls once repairs to parapet have been made.
  • Once bagging work has been completed and the new layer of waterproofing applied.
  • A rate of R95.00 p/M2 was used to cover the paint material as it is a special colour.
  • We will need to paint the entire inner wall of the parapet to ensure uniformity in colour.

Ceiling repairs:

  • Removed damaged ceiling board.
  • Install new ceiling boards.
  • Skim plaster to newly installed ceiling board.
  • Supply and fit new cover strips where necessary.
  • Due to the size of the area needing repairs our minimum ceiling repair rate will be used.
  • Additional allowance time to dry – due to the current cold conditions we are experiencing it is recommended that we allow for a 2 week drying period before painting.

Painting work (ceilings):

  • Fill, sand and paint newly installed ceiling boards.
  • Apply a priming coat to newly installed boards.
  • Apply 2 coats of paint to new ceiling section as well as the surrounding ceiling boards to ensure uniformity.

Rubble removal:

  • Remove geyser from site and dispose.
  • Clear all rubble and debris from site caused by repair work.
  • Ensure that the site is in a clean state before leaving.
