LEAKING POOL CLAIM

ASSESSMENT

Black Bird Construction was contacted by the client’s insurance company to assess and conduct repair work. An assessment took place at the client’s property in Plumstead, where various items were inspected and a quotation was then generated and accepted by the insurer and client. Below is a breakdown of what transpired during the claim and excerpts of the assessor’s findings have been included as a means to explain the various building work required to repair the damages. The scope of work has also been included along with photos of the damages before and after the repairs were completed. REPORT

LEAK DETECTION REPORT:

“Our leak detection specialist attended to the above-mentioned property on the 4th of August in order to conduct the scope of work as per quote ****’. After draining the pool, our team found water pushing upwards through the drain plug at the base of the swimming pool. The reason for this occurring is due to the groundwater table being very high, resulting in water gushing out of the drain plug when the pool is full as the head pressure of the pool is greater than the groundwater. We recommend a pool specialist be contacted in order to conduct the necessary repairs.”

REQUIRED REPAIRS:

After the leak detection team went back to the property, drained the pool and attempted to begin with the repairs it was obvious there was a bigger issue than just a faulty seal – as confirmed in the above report. In order to repair the problematic pool, we will need to excavate the area next to the pool, drain the water with a submersible pump and place concrete and filling sand underneath the pool to ensure a solid base. Thereafter the plug will need to be sealed completely and the pool will be repaired and usable again. A video of the water gushing from under the pool has been attached to this email for your records. This is meant to give a better perspective regarding the matter.

SCOPE OF WORKS

BELOW IS A BREAKDOWN OF THE REPAIR WORK CONDUCTED TO THE RESULTANT DAMAGES AT THE AFFECTED PROPERTY:

Repairs to faulty seal:

Drain the balance of the water from the pool in order to conduct tests on the lining and the drain plug.
Supply and replace existing drain plug as per existing.
Test pool thoroughly.
Refill the pool with water and ensure that the pool is water tight.
NOTE: There is a concern that the pool’s surface may have issues leading to the pool to leak. This may be the issue but it is very unlikely.
A further site inspection has been included in the pricing to ensure that the pool is not losing any further water.
