ROOF LEAK RESULTANT DAMAGES CLAIM
ASSESSMENT
Black Bird Construction was contacted by the client’s insurance company to assess and conduct repair work. An assessment took place at the client’s property in Paternoster, where various items were inspected and a quotation was then generated and accepted by the insurer and client. Below is a breakdown of what transpired during the claim and excerpts of the assessor’s findings have been included as a means to explain the various building work required to repair the damages. The scope of work has also been included along with photos of the damages before and after the repairs were completed. REPORT
Damage Report: The client explained that the roof was leaking and that the interior of the property has been affected by moisture-related damages. Our building team assessed both the roof and the interior of the property. I have provided a breakdown of the issues identified at the property below along with a detailed scope of work outlying what is required to be conducted to bring the property back to its original condition. Affected roofing:
- The roof above the affected area has old waterproofing that has saturated due to a combination of weathering and age.
- This waterproofing work needs to recoat and in certain areas completely reworked. I am in discussions with the client to address this for him.
- The entire inner wall making up the parapet will need to be recoated and waterproofed. Our team also mentioned to the client that he should be waterproofing the parapet walls at least every two to three years at max.
- This is the cause of the issues behind the resultant damages caused to the interior of the home.
Resultant Damages: Walls and ceilings:
- Both the walls and ceilings inside the home have subsequently been damaged due to the waterproofing running along the parapet walls failing.
- The walls in the area will need to be prepped and repainted to bring the home back to its original condition.
- The knotty pine ceilings have been affected by the moisture and will need a light paint over that resembles the whitewashed effect along the surface of the slats.
Dode rails and skirting boards:
- Both the Dode rail along the wall and the skirting boards will need to be repainted and sealed above to restore the home back to its original condition.
Note: Latent Damages
- Due to the nature of the damages, I feel we may have issues regarding latent damages. The unfortunate issue with water seeping inside a point such as a parapet is that the moisture bleeds down the cavity of the adjoining wall. This moisture is ultimately trapped in the cavity and takes months to dry adequately.
- It is important that an amount/sum be put in place for any contingencies or unforeseeable issues that may arise at a later stage.
