BURST PIPE AND RESULTANT DAMAGES CLAIM

ASSESSMENT

Black Bird Construction was contacted by the client’s insurance company to assess and conduct repair work. An assessment took place at the client’s property in Hout Bay, where various items were inspected and a quotation was then generated and accepted by the insurer and client. Below is a breakdown of what transpired during the claim and excerpts of the assessor’s findings have been included as a means to explain the various building work required to repair the damages. The scope of work has also been included along with photos of the damages before and after the repairs were completed. REPORT

Damage Report:

  • Due to the nature of the situation, our leak detection and plumbing team were sent out immediately to assist the client with the burst pipe at the affected property. Our leak detection technician identified the burst pipe’s location under the driveway’s paving. The plumbing team then created an access point by excavating the area and immediately identified a section of cracked polycop pipe. They believe that the pipe cracked because of a few reasons such as expansion and contraction in the substrate, age, the fact that there have been municipal workers in the area switching the water-main supply on and off. The pipe however was found to have a massive crack running through it and had to replaced.
  • As per the photos, new pex pipe was used to replace the section of polycop pipe as it is far more durable and long lasting. The burst was eliminated, and the new pipework is secure. Once the repairs were identified as successful, the building team then proceeded to repave the area as they could not leave the driveway as it was.

  Resultant Damages:

  • Due to the plumbing team having to access the burst pipe, the paving in the area was lifted and affected.
  • Our building team then took over and re-paved the affected section of paving.
  • The paving has been re-laid as it previously was and the repair work completed.

 

 

 

SCOPE OF WORKS

BELOW IS A BREAKDOWN OF THE REPAIR WORK CONDUCTED TO THE RESULTANT DAMAGES AT THE AFFECTED PROPERTY:

Demolishing work:
  • Create/dig access point to affected pipe through paved area.
  • Cart rubble to collection point.
Emergency | Plumbing repairs:
  • Repair the burst on the main water supply pipe in the driveway under the paving.
  • Supply all required materials and labour.
  • NOTE: Exposed areas were closed on completion of the repairs to the plumbing work.
Paving | Patchwork:
  • All patching work and concrete repairs were conducted on the day the plumbing repairs were completed.
  • These repairs had to be completed as the client’s home could not be left in the state it was when the repairs were finalised.
  • Lift existing pavers.
  • Supply and fill paved driveway with clean sand to correct height – this in order to create a good fall for the water run-off.
  • Compact sand thoroughly to create a solid base for paving installation work.
  • Expose additional area in order to compact affected surface, as well as to place down underlay.
  • Re-fit pavers as per the existing design and layout.
  • Clients’ pavers to be re-used.
  • Finalize all paver installation works and grout the paving thereafter.
  • Clean and clear area thoroughly of all rubble and debris.
Rubble removal | Site clearance:
  • Remove all debris, waste and rubble from site.
  • Clean and clear the site before vacating the property completely.
