VANDALISED AIRCON UNIT RESULTANT DAMAGES CLAIM

ASSESSMENT

Black Bird Construction was contacted by the client’s insurance company to assess and conduct repair work. An assessment took place at the client’s property in Landsdowne, where various items were inspected and a quotation was then generated and accepted by the insurer and client. Below is a breakdown of what transpired during the claim and excerpts of the assessor’s findings have been included as a means to explain the various building work required to repair the damages. The scope of work has also been included along with photos of the damages before and after the repairs were completed. REPORT

Damage Report:

  • Upon my arrival to the site, it was more than obvious that two of the aircon units had been tampered with. One due to being badly vandalised, in order to gain access to valuable parts and the other completely removed.
  • Due to the height of the roof of the building and where the aircon units are positioned, it is fairly easy for an individual to gain access to the units.
  • We have assessed the vandalised unit and it is not economical to try to repair it. It is far too badly damaged. The existing unit has been discontinued and to locate/source parts would prove to be, not only expensive, but incredibly challenging.
  • The other unit has been completely removed with the cabling above cut off/severed.
  • I have provided pricing for two new units below – this can be seen in the SOW.
  • The replacement units we have priced for are the closest to what is currently installed at the affected property.

Note:

  • It is highly advised that security be provided for these aircon units to prevent further harm from being done to them and to serve as a deterrent for potential thieves to vandalize and tamper with the units.
  • In addition, we would recommend the outside units be placed in security cages with the exterior refrigerant piping enclosed in galvanised metal trunking.

 

 

 

SCOPE OF WORKS

BELOW IS A BREAKDOWN OF THE REPAIR WORK CONDUCTED TO THE RESULTANT DAMAGES AT THE AFFECTED PROPERTY:

Aircon units: The existing units are beyond economical repair and parts are obsolete. We recommend they be replaced with the following:
  • 4 x YORK YKGE55BZ0 Cassette units 55000 BTU’s type unit with cooling and heating.
  • Removal of all old cabling, supply and fitment of new cabling.
  • Remove existing support bracket.
  • Supply and fit new support bracket for new aircon units.
  • All labour and fitment work included.
  • All aircon units come with a warranty.
Rubble removal | site clearance:
  • Remove all rubble from site and ensure that the client’s property is left in a clean and orderly manner before departing from site indefinitely.
