VANDALISED PROPERTY RESULTANT DAMAGES CLAIM
ASSESSMENT
Black Bird Construction was contacted by the client’s insurance company to assess and conduct repair work. An assessment took place at the client’s property in Paarden Eiland, where various items were inspected and a quotation was then generated and accepted by the insurer and client. Below is a breakdown of what transpired during the claim and excerpts of the assessor’s findings have been included as a means to explain the various building work required to repair the damages. The scope of work has also been included along with photos of the damages before and after the repairs were completed. REPORT
Damage Report:
The affected property has been badly vandalised with much of the ceilings and walls being affected. Damages spanning throughout the affected areas are obvious with damages to the ceilings, walls (Interior & exterior) and electrical works being the most obvious. I have provided a point-for-point list below covering the general issues affecting the property, as well as a SOW (Scope of Works) detailing the required repair work needed to rectify the issues.
- Thieves entered the property and ripped electrical cabling/wiring from the affected property leaving behind an immense number of damages.
- Many of the ceilings have been torn/ripped off from the above brandering/substructures to gain access to the electrical cabling.
- The electrical tubing/conduits have been ripped from their mounting brackets and holes in the plaster have thus developed.
- Due to the ripping and stripping of the above-mentioned items, the ceilings and the walls will need to be patched and, in many cases, replaced.
- The electrical work making up the building has been stolen and, in most places, cut off where the cabling was not accessible at all, or either to difficult to gain access to.
- NOTE: Due to the nature of the damages, it is advised that a sum be placed in reserve for any unforeseeable damages that may be discovered while on site.
- A more thorough breakdown of the particular damages items has been provided below:
Ceilings (All affected areas):
- Sections of all affected ceilings will need to be removed and replaced with new rhino board. Many of the ceilings have been made using hardboard, we have however priced for rhinoboard as this makes the most sense for the space and the application/fitment of the new ceilings.
- Many of the batons above, making up the substructure, will need to be replaced and the brandering re-instated.
- Insulation will need to be fitted for compliancy reasons.
- Cover strips are to be placed over the joins.
- Once all the above-mentioned repair work to the ceilings have been completed, painting of the ceilings can commence.
- The surrounding walls will also need to be attended to.
- A thorough breakdown of the required repairs needed to the ceilings has been provided in the below SOW.
Walls (Interior and exterior):
- The interior and exterior walls of the affected section of the building have chunks of plaster missing from the surface due to the thieves pulling and ripping the conduit from the walls.
- These walls will need to be patched and properly prepped thoroughly and painted from end-to-end in order to achieve a quality finish.
Electrical work:
- The electrical work has been very badly affected and the entirety of the electrical work will need to be reworked through each structure that has been affected.
- A thorough assessment of the damaged building was conducted, and we feel that a very thorough costing has been achieved. There is concern that there will be unforeseeable damages that will arise on site, but we can only be certain once we begin with the stipulated repairs.
NOTE: Waterproofing | Roofing issues
- It was more than obvious that there are existing damages due to a leak in the roof above one section of the building.
- These waterproofing issues need to be attended to as soon as possible before the ceiling repairs can take place in that particular area.
