ELECTRICAL FAULTS CLAIM
DAMAGE REPORT:
NOTE: The affected client has had multiple issues relating to his electrical work. It is important that insurers are aware of the past issues and take the necessary action to address the issues the client faces. Below is a previous report sent to insurers regarding the electrical faults the client has been dealing with.
Black Bird Construction was appointed to assess faulty electrical work at the above-mentioned property. Our electrician assessed the connection at the affected property and determined the following:
- The connection from the adjacent municipality electrical point to the property is faulty/loose.
- The fault lies on the client’s property.
- The existing wiring shows signs of wear and tear.
- The wear and tear are primarily due to the age of the materials.
- Major signs of wear and tear include corrosion.
- The structure/home is old, and it is obvious that the property is not maintained well.
- There are many non-compliance issues affecting the home in its current condition/state.
- It is vital that the client have these issues addressed. These are non-claim-related issues and should not be entertained by insurers.
Black Bird Construction was appointed to assess the affected property and to conduct an assessment of the damaged electrical wiring. Upon arrival we inspected the damaged property and identified a faulty 3 Phase electrical system supplied overhead from the COCT street pole to the client’s gooseneck situated on the affected property’s roof. The meter number at the property is: 06 6365 4856 9.
- On Monday the 9th of February the incident occurred, and the owner heard sparks coming from his roof area.
- He contacted the COCT Electricity Department to come out and assist, as he thought it was their responsibility.
- The COCT Electricity Department arrived on site and assessed the fault and declared that due to the fault occurring on the client’s property, this did not fall under the COCT scope of work. They explained to the client that he would need to acquire an electrician to conduct the required repairs to the damaged and problematic cable.
- The COCT Electricity Department also disconnected the damaged cable from their system and informed the client that once his electrician had repaired the damaged cable he would need to apply for a reconnection at his local municipal office.
- His appointed electrician came to the site to repair and reconnect the damaged cable.
- After a further and thorough inspection of the electrical system, it was found that all 4 wires feeding into the client’s property were all damaged, brittle and corroded.
- If the power supply is reinstated with the cables in their current condition, it will lead to sparking again.
- The best solution would be to replace all 4 cables from the goose neck on the roof right through to the electricity meter and thereafter have the supply reinstated.
- We have been appointed to assist this client numerous times in the past. We have sent different electricians to the property to assess and assist the client.
- He has been told that an upgrade or an improvement to the electrical work is necessary/required. This is due to the fact that each issue that he has requested that the insurer attend to falls within ‘wear and tear/maintenance related’. It is not due to a single event. Past and existing issues are addressed and a ‘temporary solution’ solution conducted. This particular instance has been treated in the same manner.
- The dilemma is that the electrical work at the property needs a thorough reworking. The issues at the property gradually worsen over time. If the client wants to prevent these issues from developing or worsening once and for all, he needs to find some way to upgrade the connections.
SCOPE OF WORK | SOW:
- The required scope of work includes replacing the main connection wiring from the COCT street pole/meterbox to where the connection is based on the roof (the client’s gooseneck).
- In order to do this, the municipal electrical department must intervene and assist on the day when the appointed electrician conducts the repairs. This is required in order to change the wire at both points if need be.
- As mentioned above, the faults are due to poor maintenance and aging materials. Much of the existing work at the property is not compliant per current standards and improvements to the home are necessary.
- A SOW has been provided below – it includes a quantum for the repair work.
