BLOCKED SKYLIGHT | RESULTANT DAMAGE CLAIM

BLOCKAGE | POOLING:

  • We were requested to assess repair work we conducted to the client’s home in relation to claim ’04/2017/11619/6’.
  • Our team went out to assess the property and identified a blockage caused by an immense amount of fallen vegetation trapped within the channels along the skylight frame. This caused rainwater to pool in the skylight’s channels subsequently leading to the water to overflow and bleed into the home.
  • Our team cleaned out the channels and cleared the skylight of all vegetation and applied a coating of waterproofing to the existing waterproofing membrane.
  • We have given the skylight far more than enough time to be tested and we can say that after, close to, 3 months there have been no further issues and the ceilings are safe to be repaired.
  • We have suggested to the client that he has someone inspect and clear the skylight’s frame every 3 to 4 months in the year to ensure that the skylight is clear of any obstructions.
  • I have attached photos of this blockage/vegetation and I have also put together a Damage Report/SOW, which you will find attached to this email.
  • These damages are in no way related to the repairs we conducted at the property last year in 2020.
  • Due to the blockages and water seeping inside the property, resultant damages have occurred. This includes damages to the boxing and rhino-boards making up the bathroom ceilings below.
  • We will need to remove these ceilings boards as they have absorbed a lot of water and have subsequently warped and distorted.
  • Once replaced, we can then paint the ceilings.
