STORM DAMAGE | RESULTANT DAMAGE CLAIM

DAMAGE REPORT:

Black Bird Construction was appointed to assess damages affecting the property. Upon inspecting the property, it was abundantly clear that storm-related damage had occurred to the interior of the home. The damage included items inside the property – ceilings and a wallpaper, as well as skirting boards.

NOTE: Roofing repairs and amendments:

  • The unit being affected is based on the first floor. If you look at the attached photos, you will notice that the roof of the building is a flat roof with a parapet.
  • The roofing area is in need of maintenance work, this has been the case since I was at the property last year.
  • The most probable cause for the damage to the resultant damage is due to the rainwater building up to a point where it could not drain away properly on the roof. The water subsequently pooled and found its way down the external wall cavity via the openings and cracks running along the roof’s parapet walls.
  • We also identified problems with the drainage points, our roofing team confirmed that they were badly blocked meaning that this was a major contributor to the water pooling and flooding the roof. This issue needs to be resolved as soon as possible.

Ceilings & cornice:

  • The ceiling and connected cornice were slightly damaged by the moisture that bled into the lounge area.
  • This will require a repaint from end to end to ensure a quality finish.

Wallpaper: 

  • A decorative wallpaper was affected by moisture/rainwater that seeped inside the property from where the cornice ends. This subsequently caused multiple stain marks to appear/develop along the surface of the wallpaper.
  • The existing wallpaper cannot be salvaged, and a new wallpaper will need to be applied. However, only half of the wallpaper was damaged.
  • The affected/damaged section can be replaced, however, there is no guarantee that the new section of wallpaper would match the current. This is because the colour and overall look may be different leaving the final product looking odd. As with tiles and other types of materials the wallpapers are made in batches. There is no guarantee that the new wallpaper comes from the same batch as the existing.

Skirting boards & flooring:

  • The skirting boards simply need to be cleaned as they are tiles. This will ensure that the skirting boards are returned to their previous condition.
  • Thankfully the engineered timber flooring was not damaged by the water that entered the property.
  • Per previous reports and notes sent to the insurer, this issue has occurred previously.
  • This issue has been ongoing for some time now and although attempts have been made to resolve the issue in relation to the drainage and roofing system, it remains a problem. It is highly recommended that this issue is resolved before any repairs are conducted.
  • As stated in the report, the roof is overflowing with water pooling in multiple areas. This can be seen in the photos attached to this report.

Wallpaper replacement & fitment:

  • Remove existing wallpaper.
  • Supply and fit replacement wallpaper.
  • NOTE: The pricing included is for the replacement of the entire wallpaper and not just the damaged section. Per the notes above, there is no guarantee that we are able to match the existing wallpaper.
Paintwork to ceilings & cornices | All affected areas:

  • Prep ceilings & cornices thoroughly before paint application.
  • Supply and apply PVA paint to all affected ceilings in the affected areas.
  • NOTE: End-to-end application to be conducted to ensure a high-quality finish.
Rubble removal | Site clearance:

  • Clean and clear all rubble from site.
  • Ensure that the property is left in a clean and orderly manner before vacating entirely from the site.
