ASSESSMENT

Black Bird Construction was contacted by the client’s insurance company to assess and conduct repair work. An assessment took place at the client’s property in Durbanville, where various items were inspected and a quotation was then generated and accepted by the insurer and client. Below is a breakdown of what transpired during the claim and excerpts of the assessor’s findings have been included as a means to explain the various building work required to repair the damages. The scope of work has also been included along with photos of the damages before and after the repairs were completed. SCOPE OF WORKS

BELOW IS A BREAKDOWN OF THE REPAIR WORK CONDUCTED TO THE RESULTANT DAMAGES AT THE AFFECTED PROPERTY:

BURST PIPE REPAIRS | SCOPE OF WORK
Plumbing repairs:
  • Expose the affected main water supply pipe connected to the washing machine area in order to repair the burst pipe.
  • The area in which the pipe is located is very awkward to access.
  • If the burst cannot be repaired from this point, a reroute/bypass connection is to be established from the washing machine area over the braai room to the riser, connecting to the kitchen.
  • All labour and material costs are included in the quoted price.
  • One the new pipe work has been installed patchwork using cement plaster will be conducted.
Rubble removal | Site clearance:
  • Remove all debris, waste and rubble from site.
  • Clean and clear the site before vacating the property completely.
 
RESULTANT DAMAGES | SCOPE OF WORK
Brick pavers:
  • Lift existing pavers.
  • Supply and fill paved patio with clean sand to correct height – this in order to create a good fall for the water run-off.
  • Compact sand thoroughly to create a solid base for paving installation work.
  • Expose additional area in order to compact affected surface, as well as to place down underlay.
  • Re-fit pavers as per the existing design and layout.
  • Clients’ pavers to be re-used – the client has allowed us to source pavers from the two stairs leading from the patio to the pool area as spares.
  • The price includes the supply and fit of new pavers for the two stairs. These pavers are to be cemented to concrete subbase.
  • Finalize all paver installation works and grout the paving thereafter.
  • Clean and clear area thoroughly of all rubble and debris.
  • NOTE: It is difficult to ascertain how much sand will be needed to level the area where the paving is. We will only be able to determine the exact amount once we have removed the existing pavers.
Paintwork to exterior walls:
  • Fill, sand and prep the exterior walls.
  • Supply and apply matching paint to the walls.
  • Apply paint from end to end.

  • Clean and clear the site before vacating the property completely.
