RESULTANT DAMAGE CLAIM
DAMAGE REPORT:
- Our building team assessed the affected property and submitted their findings. The client’s geyser suffered a burst and subsequently emitted an immense amount of water throughout the home. This water flooded the area where the geyser is positioned and bled over the laminate boards making up the passageway, the bedrooms, as well as the lounge/dining room.
- There are no replacement boards available at the client’s property and we are not able to match the board.
- We have therefore provided a quotation for the replacement of the full affected areas.
- Further damages to the skirting boards, walls and doors making up the passageway and bedroom doors will need to be attended to as well.
Flooring:
- The flooring in the affected property has warped, peeled and gaps of varying sizes have developed between the joins due to contraction and expansion taking place.
- We will need to replace the damaged flooring boards as we have not been able to find a matching board.
- Once the flooring has been lifted, we will need to allow the screed to dry properly using dehumidifiers.
- Drying equipment will be necessary to help dry the affected area properly. This is necessary in order to speed up the repair work needed at the home.
- All of the trims making up the floor’s edging, covers trips, reducers all need to be replaced.
- All of these repairs have been included in the below SOW.
- NOTE: The area that was affected by the water is tied into the bedrooms, lounge and dining room. The same flooring board has been used throughout the property and trying to repair the affected area only could prove to be problematic. A solution to this would be to lift up the entirety of the passageway and utilize any of the undamaged boards in these areas to repair the affected bedrooms flooring and just replace the flooring boards in the passageway and lounge/dining room areas. A neat cover strip could be used to cover the ‘split’ in flooring types.
Skirting boards
- Due to the sheer quantity of water that emitted from the damaged geyser the skirting boards have also pulled away from the walls.
- We will need to remove the skirting boards in order to fit the new flooring boards. Once this is done, we will prime, paint and re-fit the skirting boards as per the existing.
Doors and doorframes:
- The internal doors inside the property have also been very badly damaged due to the water that flooded the affected area.
- One of the doors will need to be replaced while the others will need to be planed at the base, painted, and refitted.
Walls:
- Due to the amount of water and the fact that the skirting boards have to be removed, we will need to repaint the walls to restore the home to its original condition.
- There is a concern that the paint on the walls may peel away due to the moisture causing rising damp.
NOTE: UNFORESEEABLE & LATENT DAMAGES
- I feel we may come across unforeseeable issues. An amount for contingencies will need to be made available for any issues that we may not have identified.
- Due to the nature of the damages, we will take a very careful and paced approach to repairing the damages at the property. Unfortunately, the moisture that is absorbed by masonry work often takes an immense amount of time to dry. We will be certain to allow the affected areas to dry thoroughly before commencing with the installation of the new floor.
Hi [REDACTED],
I trust you are both well. [REDACTED] as per our discussion, I have made the necessary amendments to the SOW document. I have split up the areas in a manner that will allow us to not have to lift the entire floor. See below a breakdown of the way forward:
FLOORING:
- As per our discussion, we are trying to save costs and avoid having to lift the entirety of the whole floor in the home. Our plan is to lift all of the flooring boards making up the passageway/kitchen/lounge areas and replace them with a new similar laminated board.
- The spare boards that are lifted from these areas are then to be utilized and reused in the connected bedrooms.
- This is only where the boards have been damaged in the affected bedrooms.
- Going this way forward to replace the flooring will save a considerable amount of money.
Please let me know your thoughts regarding the above choice moving forward. If you require any further information from me regarding this claim.
UPDATE: 2021.10.18
Further assessment relating to partial rejected flooring works from previous claim:
As per [REDACTED] request, Black Bird Construction has returned to the site to re-assess the flooring area in question. The area was identified to have 4M2 of laminated boards affected by rainwater that seeped into the property from the roof. This 4M2 of flooring has been deducted from the total M2 detailed in the SOW below.
Photos of the affected area have been included to this version of the Damage Report.
UPDATE: 2021.11.11
As per [REDACTED] instruction, a total of 59M2 has been deducted from the total flooring space. These amendments have been made to the below SOW.
UPDATE: 2022.01.07
Hi [REDACTED],
I trust you are well. As per my previous email, we encountered a couple of issues on site while working on the flooring. I have outlined the issues we identified below in detail:
FLOORING ISSUES:
- Once we had arrived on-site, our team began stripping the floors in order to fit the new flooring. While stripping the damaged laminated boards, the building team discovered that carpeting was under the existing flooring boards. These carpets needed to be removed due to the fact they were holding a fair amount of moisture as well as preventing us from completing our work. Photos of the carpet in the underlay have been attached to this email.
- Once the carpets were removed, we identified issues with sections of the screed. We had come across an area that had cretestone filled/backed to level the screed. We removed this, as it was holding moisture as well, and applied cement instead. This can be seen in the photos attached to this email.
- We also had to replace more of the skirting boards than expected due to how badly warped they were.
ADDITIONAL PAINTWORK TO THE WALLS:
- Due to the carpets and underlay being removed, the floor level dropped significantly throughout the entirety of the property. This subsequently caused the skirting boards to sit far lower on the wall than before causing a distinct line of the old paint to show above the skirting board. Due to this dilemma, we had to repaint additional walls in the home to prevent this from showing.
- I have attached numerous photos of these issues to this email for your records.
- Due to the above-mentioned work being conducted, I have had to therefore amend the SOW. The SOW now reflects these changes, as well as all other additional repairs that were required while on site.
COMPLETION:
With regards to the job itself, we are near complete with the work as per the submitted SOW and our team is currently finishing the work today. The client has brought up a couple of snags that we are also attending to at the moment. He is very happy with the outcome of the work conducted.
We will send the final invoice for the repairs once the job has been finalized and the client is completely satisfied with the repairs we have completed.
Please let me know if you require any further information regarding the claim or the repairs conducted at the client’s property.
