BURST GEYSER RESULTANT DAMAGES CLAIM

ASSESSMENT

Black Bird Construction was contacted by the client’s insurance company to assess and conduct repair work. An assessment took place at the client’s property in Bakoven, where various items were inspected and a quotation was then generated and accepted by the insurer and client. Below is a breakdown of what transpired during the claim and excerpts of the assessor’s findings have been included as a means to explain the various building work required to repair the damages. The scope of work has also been included along with photos of the damages before and after the repairs were completed. REPORT

  Leak Detection Report:

  • Our leak detection technician attended to the above-mentioned property on the 5th of January in order to conduct a leak detection test. After correlation tests were conducted, no audible leaks could be located on any of the water supply pipes at the time of testing.
  • However, after further inspections we found the old washing machine connection to have leaked under the vanity which caused damage to the vanity and to the adjacent bedroom wall.
  • We recommend the washing machine connection be fitted correctly when new occupants move in.

  Resultant Damages: Interior bedroom walls:

  • Due to the water that leaked from the washing machine connection, this has caused water to seep behind the vanity and subsequently cause moisture related damages to occur to the walls.
  • The walls will need prepped and repainted with an end-to-end application to ensure a high-quality finish.

Bathroom vanity:

  • As per the above-mentioned walls, the washing machine connection has led to the vanity to be very badly affected by leaking moisture.
  • Various components making up the vanity have been completely waterlogged and are not fit for further use. These components will need to be removed and replaced with new timber in order to bring the vanity back to its original condition.
  • The components that have been affected include the upright panels, the shelves and kick plate. The rear board has also been very badly affected as well.

SCOPE OF WORKS

BELOW IS A BREAKDOWN OF THE REPAIR WORK CONDUCTED TO THE RESULTANT DAMAGES AT THE AFFECTED PROPERTY:

 

Paintwork to interior walls and skirting boards in affected bedroom:
  • Fill, sand and prep affected walls thoroughly before paint application.
  • Supply and apply matching colour paint to all affected walls in the bathroom.
  • NOTE: End-to-end application to be conducted to ensure a high-quality finish.
Plumbing:
  • Disconnect all vanity plumbing work.
  • Ensure that the new vanity is installed correctly.
  • Re-connect all vanity plumbing work as per existing.
Vanity:
  • Allow plumbers to disconnect the plumbing work connected to the vanity.
  • Disassemble and remove the existing vanity from the bathroom.
  • Supply and fit new vanity as per the existing design.
  • Plumbing team to re-connect all plumbing work as per existing.
Rubble removal | Site clearance:
  • Clean and clear all rubble from site.
  • Ensure that the client’s property is left in a clean and orderly manner before vacating entirely from the site.
